Submitting a loan request to us is never easier than before. This is how it works:

  1. QUALIFY THE LOAN REQUEST
    There are three questions to ask when qualifying a loan request:
    • Is the property in California?
    • Is the loan amount at least $200,000?
    • Is the property's LTV/CLTV under 65%?
    If the answer is YES to there questions, we achieve a 96% closing to submission ratio. Click here to fill out our loan reference application.

  2. ARRANGE A MEETING
    • The Mortgage Loan Broker will arrange a meeting with the borrower at the subject property.
    • The Alliance Portfolio will meet with the borrower at the property for an on-site inspection and digital photo shoot.
    • Visiting the property and meeting the borrower coupled with our extensive knowledge of this target market results in accurate, reliable & timely property valuations, fundings and closings.

  3. SIGN THE CONDITIONAL LOAN COMMITMENT
    • The Alliance Portfolio will issue the Conditional Loan Commitment in 24-48 hours from meeting at the subject property.
    • Creates an "up front" meeting of the minds between the mortgage broker, the borrower and The Alliance Portfolio.
    • The mortgage broker and borrower will sign and submit via fax the signed commitment to TAP.
    • All terms and conditions are outlined ensuring clarity.

  4. PICK UP YOUR COMMISION CHECK
    • The Alliance Portfolio completes all processing in house minimizing your efforts. Closing usually in 10 working days from signing of the Conditional Loan Commitment.
    • Our closing department will inform you of closing and recording then will prepare a check and closing statement for your convenience.
